
LANDLORD FEES
LANDLORD FEES INCLUDING VAT
Sole Agency Letting and Rent Demand Service: 12.0% including vat. Fee will be collected monthly and is subject to minimum annual fee of £2,400 including vat.
Sole Agency Letting, Rent Demand and Management Service 18.0% including vat. Fee will be collected monthly and is subject to minimum annual fee of £3,600 including vat.
Multi Agency Surcharge (if applicable) 3.0% including vat
Other Fees:
- Fee for re-letting a property if a tenant moves out within the first 12 months of the tenancy: £300 including vat.
- Fee for dealing with rent increase (The Section 13 process) up to point of serving Form 4a on the tenants: £300 including vat. Fee payable in advance of beginning the process and will apply regardless of the outcome of the process.
- Fee if Landlord withdraws from an agreed offer: £600.00 including vat.
- Sales commission if a tenant or someone related to them purchases the property: 1.2% of the sale price including vat.
- Refurbishment works: 12.00% including vat of the amount spent on refurbishment and professional fees.
- Administration Fee for tax retention for a non-resident landlord per quarter: £120.00 including vat.
- Deposit Dispute Administration Fee: £300 including vat. Charged if a dispute cannot be resolved between the parties and it is referred to a third party for resolution.
- Preparation of an Inventory by an inventory clerk: Estimates upon request.
- Any work Rochford Stokes carries out over and above what is included in our terms of business will be calculated and charged at an hourly rate of £120 per hour including vat.
